Too many people are worried about their reputation – what others think of them, was others say about them, how they look in front of others. The problem with worrying about your reputation is that you are a fake. You change your persona depending on what crowd or situation you are in. You sit on the fence, you like every social media post, you follow the crowd, you brown nose. No one knows where you stand and where you stand with them.

Success is an inside job. What are your values and are you true to them – your character. It’s not what you say, but how you live what you are saying. Are you loyal to your values?
The right person (character) and the right principles equals unlimited potential.

How to establish the market value of a property?

1. How to establish the market value of a property

This is not an exact science and you will not get the two same valuers agreeing on the market value of a property, just like you will never see two exact dental treatment plans. However I can estimate the market value of any property with great confidence by following the steps outline below. What we are trying to get is as many pieces of the jigsaw puzzle to get an accurate figure.
(i) historic prices – visit www.nethouseprices.co.uk and you can see what your property and other properties have sold for in the same street. The steps to take are:
– visit www.nethouseprices.co.uk
– type in a postcode in the postcode box
– either the street name or list of street names will appear
– click on the appropriate street name
– look at the figures. Word of caution, if we are in an upward tend in the property cycle, then the sold prices you will see, will be lower than the actual market value. If, on the other hand we are in a downtrend, then the sold prices you will see, will be higher than the actual market value.

(ii) current selling prices
(a) Visit www.rightmove.co.uk, enter the postcode of the house and click the ‘for sale’ button. You can tailor your search from the drop down boxes on the area size, type of property, number of bedrooms etc. As a vague general rule of thumb, I look at what current properties on the market are valued at and estimate the final selling price to be 93% of this guide price. The reason is that the figure you see on right move is the asking price and generally estate agents will have the asking price higher than the true market value. The reasoning is that everyone likes a bargain and the buyer will want to negotiate down and knock a few thousand pounds of the asking price. They will be happy since they paid less than the asking price, but in reality they have just paid the market value.
To use righmove, follow the steps outlined here:
Enter the postcode and press the ‘for sale’ button.
In the drop down boxes select the following options sort by lowest price, enter search radius, property type and number of rooms.
Select the Include Under Offer, Sold STC and Reserved properties. Then click find properties
A list of properties depending on your search criteria will then be listed showing current market sale prices
I then look at the bottom of this first page to gage what the asking prices state.

(b) Ask local estate agents – act as someone selling their property and someone looking for a property to buy on that particular street. You can compare the different valuations you get and take an average. When you have built a relationship with an estate agent, you will just need to ask them, but before you get to this stage you will need to make a couple of calls acting as a potential buyer and seller.
I would call and say my sister is looking to buy/sell a property but she is away at the moment and she has asked me to call a few estate agents just to get a feeling on how much she can sell for or needs to buy. This way they know its not yours and since your sister is away, they cant come and view the property or show you properties and they will give you a figure over the phone.
(iii) local area fluctuations – visit www.upmystreet.com and www.hometrack.co.uk
– Input the postcode and press GO. This will then lead you to the
neighbourhood profile page.
(iv) condition of property – go to ‘Google Maps’ and you will see the exact location of the property and what it looks like compared to others in the same street. Obviously until you go inside the property you won’t know how much work needs doing and how much it will cost to carry out the works. You will need to adjust down or up depending on the condition of the property when you undertake the viewing.
(v) ask the neighbours – everyone loves to give their opinion on property prices. Just knock on a few doors and ask them.
(vi) I would also visit www.landregistry.gov.uk and for a small fee you can see any secured loans or restrictions on that particular property.
A word of caution. Do not rely on just one source of information to determine the open market value. Look at all the pieces of the jigsaw and put them together to get an accurate value of the property.

Evictions

1. Eviction Process

When you have good tenants living in your properties being a landlord is really great – professionally fulfilling and money-making. However, when you have bad tenants it’s a nightmare and, for all of us at one time or another, the knee-jerk reaction has been to demand they leave immediately.

To many a reasonable person this seems a rational reaction and yet the law is very strict on what is and is not allowed, and it is imperative that landlords work within these rules. Note well that you may be guilty of harassing or illegally evicting your tenants if you don’t follow the correct procedures.

The eviction process is a minefield so, while the information contained here offers valuable insight, I would nonetheless strongly recommend engaging professional services to get the job done in the correct way.

In England and Wales, if you want your tenant out and you have a written assured shorthold tenancy that runs week-by-week or month-by-month with no fixed end date you may be able to issue a Section 21 notice to quit. (For example, for it to be valid you must also have protected their deposit in a government-authorised scheme within a set time and given them the required information about how the scheme works.) If you have a fixed term agreement, you can only serve a section 21 notice if the agreement makes provision for it.

A Section 21 notice has to provide the tenants with at least 2 months’ notice to leave the property. The exact form of this notice can vary, but it must be in writing, and must specify the date of required possession. It is easy to get the date wrong, in which case you won’t manage to take possession at that time, so calculate carefully. You can buy a Section 21 notice e-form valid in England and Wales online from websites such as WH Smith, which are well worth investing in to help you get everything right if you choose to proceed alone.

Meanwhile, a Section 8 notice is, essentially, a breach of contract procedure and can therefore be used during the fixed term, unlike Section 21. You can serve a Section 8 notice at any time during the tenancy as long as your tenant is in breach of contract and you can justify your claim under one of the 17 grounds for possession (see http://bit.ly/1hxsnCl for a list of these). Again, Section 8 forms are available from reputable online stationers.

If the tenant remains in situ after the specified date of required possession in the Section 21 notice your next step is to go to court to obtain a possession order, although – frustratingly – this cannot be done in the first six months of a tenancy. If nothing goes wrong, the possession order process normally takes 6 to 10 weeks.

With a Section 8 notice, if you are successful the possession order will usually take effect within 14 days or, if this will cause the tenant exceptional hardship, within 6 weeks. It is worth noting that for rent arrears you need to wait until your tenant is at least 2 months behind before applying to the court.

There is also an accelerated possession order, which requires payment of a fee before any action can begin. This involves filling a Form N5B and filing it with the County Court the covers the area in which the property is situated. The court will then post the documents to the tenant with a form of reply allowing them to lodge an objection within 14 days. If you are successful you will get an order of possession, which is normally enforceable 14 days after the order was made and the tenant will receive an order to pay the court fees.

interest only mortgages

1. Are interest-only mortgages becoming a niche?
Many years ago lenders made it easy for younger people to climb onto the property ladder by offering interest only mortgages.
As we have seen, house prices rose year after year and many people thought that purchasing a house was a solid investment, and this in turn will help those who have an interest only mortgage would be able to repay the capital by selling their house and downsizing.
Then overnight, we were hit by the financial crisis, this had a huge knock on effect on the property market and left many people in negative equity. This crisis inevitably had a knock on effect on those applying for mortgages or wishing to purchase a house. It did make it harder for people to get onto the property market.
What is an interest only mortgage?
Interest only mortgages are where a household only pays off the interest on the loan amount monthly but not the capital. At the end of the mortgage term, the borrowers of the mortgage are expected to repay the capital.
The initial attraction to interest only mortgages was that many of the first time buyers could save for the repayment capital and also rely on the rising value of their home. Another benefit was that the interest rate was cheaper than the repayment option. As this method become more and more popular the city regulators– the Financial Services Authority (FSA) started to pay close attention and determined that many people with interest only mortgages did not have solid plans in place to repay the loan amount.
At the mortgage industry conference, it was mentioned; ‘that there was a place for interest only’ mortgages however lenders must ensure these mortgages are taken out by people whom have a concrete repayment plan.
In recent years the market for interest only mortgages has changed dramatically changed and is becoming more of a niche product.
All my buy to let mortgages are interest only as I want o maximise the monthly cashflow.

One for the books

1. One for the books

Are you a budding author is search of a book deal? In my pursuit of sharing what I have learned with like-minded colleagues, I chose to self-publish. With two books now under my belt – Achieving Financial Freedom: Learn how you can escape the rat race and stop trading time for money and Get Moving in Property for Freedom and Profits: Learn how to invest in the asset of the rich and master the rules of the professional property game – and in keeping with my sharing ethos, I felt duty bound to let others know how they can do it, too.

Do not publish and be damned!

Irrespective of genre, your first big step is to brave showing your manuscript to someone you trust because it’s important to get constructive feedback and they’ll be able to point out any big mistakes you’ve made in terms of spelling or grammar. Plus, if you can afford an editor that will really add to its readability!

As a quick aside, while one shouldn’t judge a book by its cover we all do! So, give great thought as to the title – it should grab attention and be easy to find following a search on Amazon and Google – as well as the colours and images you use for the cover. (I politely suggest you do not put yourself on the cover.)

Once you’re happy to share your thoughts with the wider world, the next decision is whether to have a company publish your book or to create your own publishing company.

I chose to publish with CreateSpace (www.createspace.com), which offers a step-by-step guide including, for example, an automated print check for common errors, a cover creator, distribution options and royalties guidance. There are quite a few companies out there like this, so it’s best to decide what’s most important to you and Google to find your best fit.

The alternative, to create your own publishing company, is easy to do, too. To look professional, you simply buy a block of 10 ISBNs (the smallest amount you can buy in the UK) for £144.00 including VAT, think of a company name, add an address and away you go, more or less. When choosing a printer, do go with someone experienced and well-established. While a self-published book is unlikely to look as polished as, say, one from Penguin, you can still achieve a high level of quality from a reputable printer.

I chose not to create my own publishing company because, as the publisher, you are personally responsible for debts (unless you set up a limited company). My books aren’t controversial and you may not consider yours to be either, but if you should publish something actionable and have to pay damages your personal assets are at risk – including your home.

Fame and fortune?

Self-publishing continues to grow in popularity; so much so that The Guardian has a dedicated section at http://www.theguardian.com/books/self-publishing, which is a great resource for all would-be authors. Also worth searching is Amazon itself, as that’s a great site through which to sell your title and they offer publisher and vendor guides (see http://amzn.to/1gj0mOD).

Will you make your fortune and achieve fame? Probably not, although there are stories every now and then of massive hits – did you know that the Fifty Shades of Grey trilogy started out as fan fiction on the internet and was then picked up by an Australian publishing house? So never say never!
